Yes, we allow long term rental. On occasion long term rental is paused.  Please enquire with Reception for details.

Our reception office is open Monday to Friday from 08.00am, and we close at 6pm.
On the Saturday we open at 9.00am and close at 4pm, whereas on weekends and public holidays we open at 9.00am and clos at 3.00pm.

We understand that sometimes circumstances may require early or late arrivals. Here is the information regarding early and late arrivals:

Early Arrivals:
If you plan to arrive before the standard check-in time of 2.00pm, please contact us in advance to discuss the possibility of an early check-in. While we cannot guarantee early access to your accommodation, we will do our best to accommodate your request based on availability. If your accommodation is not ready upon arrival, we can store your luggage securely until your room is prepared.

Late Arrivals:
We highly recommend notifying us of your late arrival to ensure someone is available to assist you and provide any necessary instructions.

Please call reception during our open hours and our staff will make arrangements to ensure a smooth check-in process for you, even if it falls outside the reception office hours.

Please note that for late check-ins, full payment for your reservation will be required in advance. Our team will provide you with the necessary details and arrange the payment process.

If you have any specific concerns or need further assistance regarding your arrival time, feel free to contact our reception during office hours, and we will be happy to assist you.

We want to make your stay at our Park as enjoyable and convenient as possible. Here are some important details regarding our rates, deposit, cancellation, and refund policy:

1. Rates: Our rates are charged on a nightly basis.  All prices are in Australian dollars (AUD)include GST. All rates are up to two people with additional charges for additional guests – including children.  Kindly let us know of all guests staying on site – including children. This is particularly important in the unlikely event of an emergency all guests are accounted for.

2. Rates changes: Management reserves the right to update rates, pricing, all terms and conditions for bookings/reservations.  Management reserves the right to cancel bookings where appropriate notice and reason is given.
3. Extra-Person Charges:  If you plan to have additional guests joining you during your stay, extra-person charges may apply. These charges can vary depending on the type of accommodation and the number of additional guests. Please inform us in advance, and we will make the necessary arrangements. Please note that during high demand and peak times, our extra-person charges may vary.  We recommend checking the specific details for these periods.
4. Visiting guests: all visitors must report to Reception.  Any visitors not staying overnight must leave our park no later than 11.00pm.
5. Deposit:  To secure your reservation and ensure we are expecting you, we kindly request a deposit for the first night’s accommodation at the time of booking.  Full payment is required on arrival.  Please note that during high demand and peak times, our deposit requirements may vary.  We recommend checking the specific details for these periods.
6. Reception Hours:  Our friendly team are more than happy to assist make your stay as enjoyable as possible. We are open every day as follows:  Monday to Friday 8.am – 7.00pm, Saturday 9.00am – 4.00pm, Sunday and Public holidays 9.00am – 3.00pm.
7. Arrival, Check In and Late Check in: Our reception team will welcome you from 2.00pm for your check-in.  If your expected arrival is outside our opening hours – give us a call and we can arrange an easy way to collect your key and guide you to your accommodation.
8. Departure, Check Out and Late Checkout:  Check out is by 10am.  Remember to return your keys to Reception on departure.  Missing/noon-returned keys will incur a $50 replacement fee. For late checkout requests – please advise us prior to the day of check out and we will do our best to accommodate your request.  Late checkout fees may apply.
9. Cancellation and Amendments:  We understand that plans can change unexpectedly. If you need to cancel, amend, or adjust your booking, simply inform us up to 48 hours before 2.00pm on the day of your scheduled arrival. In such cases, we can accommodate your request, including refunding your deposit. Please note that during high demand and peak times, our cancellation and amendment policy may vary.  We recommend checking the specific details for these periods.
10. Late Cancellations:  Regrettably, if you cancel your reservation within 48 hours of your scheduled arrival, we are unable to refund your deposit. We apologize for any inconvenience this may cause, as it allows us limited time to secure alternative bookings.  Please note that during high demand and peak times, our cancellation and amendment policy may vary.  We recommend checking the specific details for these periods.
11. Identification Requirement:  For check-in purposes and to comply with regulations, please remember to bring a valid government-issued photo identification, such as your driver’s license.
12. Pets: Assistance and Guide Dogs are welcomed. Show and small dogs are welcomed.  No pets are permitted inside any accommodation. All pets must be registered with reception.  Management has the right to disapprove any pets at their discretion.
13. Credit Card Fee:  There is a merchant fee of 1.15% for all payments made with Visa Card or Mastercard. This fee is charged by our bank to cover the cost of processing credit card transactions and is separate from the room rate.

While we do not allow pets in general, we happily welcome service animals. During specific periods, such as Canberra Dog Shows, we may make exceptions for small pets belonging to dog show owners.

If you fall into these categories, please let us know at the time of booking and before your arrival so we can ensure you and your Dogs stay is as comfortable as possible.

It is essential to remember that as the owner, you are responsible for your pet’s actions and any resulting damage or personal injury caused within the park premises.

Just like you, we want everyone to enjoy their stay at our park.

In the unfortunate event that damage occurs, we may request payment or deduct the replacement costs from your card or account. This includes any damage caused to park-owned items, removal of items from the premises, or damage to structures and communal areas within the park property.

We take your privacy seriously and comply with the National Privacy Principles.

Any personal information collected from you is used for purposes such as meeting guest register requirements, ensuring fire safety, billing, and marketing our services to you. If you choose not to provide us with this information, we may not be able to accept your accommodation request. We may also need to share this information with third parties who assist us in providing services or as required by law for the collection of outstanding amounts. Your personal information will be retained for the necessary period to comply with taxation and accounting regulations. You have the right to request access to your personal information, and a charge may apply for providing copies of your registration form after your departure.

To ensure everyone has an enjoyable stay, we kindly ask you to abide by our terms and conditions, which include the following:

• A boom gate code will be issued at check in for your safe entry and exit.  Please do not provide the code to anyone not staying with you in your accommodation.
• Parking your car in the designated area near your accommodation and not on roadways to maintain a safe environment.
• Smoking is strictly prohibited in all indoor areas. If smoking is detected in any accommodation or booked function areas, a cleaning fee of $500.00 will be charged.  Outdoor smoking – please safely put your spent cigarette butts in appropriate rubbish container and NOT throw them in our gardens or on our roads.  If there are butts surrounding your booked accommodation a cleaning fee of $500 will be charged.
• Lighting fires or BBQs in non-designated areas are NOT permitted at any time due to the park’s rural setting.  Fines will apply.
• Driving within the Park is at a walking pace and adhere to the posted speed limits for the safety of all guests and young children playing.  This also applies to bicycles, scooters (electric or otherwise).
• Ensuring that your children are supervised for their safety and behavior within the Park at all times, as ultimately, they are your responsibility at all times.  This includes walking or riding around the Park, visits to amenities blocks and the swimming pool.
• Keeping noise levels low, particularly before 8 am and after 10 pm. Excessive noise, including loud music, televisions, and generators, may result in a request to leave the premises, which may forfeit your paid accommodation.
• Our swimming pool and BBQ area if for the use of our guests and homeowners.  The swimming pool is open during Reception Hours.  No glass Is allowed around the pool area.  Please keep this area – including the BBQ clean for the enjoyment and safety of all.

Please enjoy our rural setting, including the beautiful flora fauna and wildlife.  Remember to place all rubbish in the allocated bins scattered around the Park – this avoids any furry creatures helping themselves to leftovers and making a mess.  Please do not feed any of the animals or birds – scraps can actually do more harm than good.

In case of emergencies, dial 000 for Police/Fire/Ambulance services immediately. In the unlikely event of an emergency please follow all Pak staff instructions and directions.  It is recommended to familiarise yourself with the emergency procedures. Fire extinguishers, smoke detectors, and first aid kits are available on-site for your safety.

By staying at our Park, you agree to the following:

• Management having full and complete control of all areas within the Park and surrounds, and any persons undertaking any occupancy facility must comply with any directions issued from time to time.
• Acknowledge that your stay does not create tenancy or landlord-tenant rights. We provide you with a license to stay and use of the proprietors property, which we can terminate at any time without providing a reason – including the direction to vacate the area at any time.
• Agree that you are responsible for all costs relating to any damage of proprietors property or to any other guest by the act, omission or default of the occupier/s.
• Maintain your account in good standing, ensuring it remains in credit at all times.
• Park staff the right to enter any occupied accommodation at any time for servicing or inspection purposes.
• Leave the accommodation in a good condition and return any used crockery and cutlery to their original places. Failure to do so may result in a $100 cleaning fee.  Any damage during occupancy
• Refrain from smoking or bringing illicit drugs into any accommodation or the park premises. Violation of this policy may result in immediate termination of your license, and you accept any imposed cleaning fees without notice.  Smoking is strictly prohibited in all indoor areas. If smoking is detected in any accommodation or booked function areas, a cleaning fee of $500.00 will be charged.
• Return the key for your cabin, cottage, or villa upon departure. Failure to do so or loss of the key will incur a $50 replacement charge.
• Assume responsibility for your personal belongings, money, valuables, goods, and vehicles brought onto the Park premises. The park and its staff are not responsible for their safekeeping.
• Agree not to make any claims against the Park or its staff for damage or loss to your belongings, regardless of how or where the damage or loss occurred. As the registered guest, you are financially responsible for any loss or damage caused by your visitors during their stay.

Yes. The Summernats Festival is a lively festival which we have welcomed participants for many years.  We want all participants to enjoy staying with us in a safe and secure environment.

For Summernats 2026 we are implementing the following to make the process of booking and staying fair for everyone attending – and without surprises.

Bookings

• Bookings can only be made directly with our Reception team. Third-party bookings are not accepted and will be cancelled.
• In 2026, we will continue with the commitment of those that have stayed with us previously will have first access to the following year. This hold will remain in place until 7pm on Tuesday after the end of the 2026 event.
  • If you have been a regular in past years for more than 3 times history and have had to miss a year, you will be put on the first reserve list.
• There is a minimum 4 nights stay
• All accommodation types are requests only. We will do our best to secure the requested accommodation type and location – however there are no guarantees for any specific accommodation type or location.  Management reserves the right to make changes particularly should there be operational requirements.

Payment

• At the time of reservation for the following year a $200 deposit is required to hold the request
• Valid credit cards will need to be provided to secure the reservation. It will be your responsibility to ensure your credit card always remains valid.  Invalid credit cards or credit cards with insufficient funds will immediately invoke a cancelled reservation.  Follow up of payments not able to be charged will not be undertaken.  Please diarise the dates accordingly.
• We can offer payment plans – please enquire with our Reception team by emailing on [email protected] if you would like to set up a plan.
• All bookings must be paid as follows:
  • 50% by 31^st July 2025, and
  • paid in full by 1 December 2025

Guests

• The primary guest – the name of the booking – is the person responsible for the booking.
• The primary guest will be responsible for all payments and all individuals staying within that reservation/s.
• The primary guest will ensure that all guests regardless of age that are staying are declared.
• At the time of full payment 1 December 2025 – all guests will be confirmed. Changes to guests from 1 December 2025 to the start of the 2026 event – including on arrival, will incur charges.
• Boomgate codes will be issues to the primary guest. Sharing of this code is not encouraged.  Should a code be shared and damage undertaken – it will be the responsibility of the primary guest.
• Wrist bands will be issued for registered guests and must be warn at all times – no exceptions. Management reserves the right to with hold access.
• Banned individuals will not be welcome back to our Park. Should banned individuals enter as a guest of another reservation (either staying overnight or even visiting) all people under that reservation will have their booking terminated instantly with no refunds payable.  All individuals on the primary guest reservation will also join the banned list.

Vehicles – travelling and show

We want you to enjoy the festival – and we welcome all vehicles are welcomed during the Festival. Kindly let us know at the time of reservation how many cars are travelling with you.

• For safety purposes NO vehicles can be left on common roads.
• Our Garden Knome requests that you please avoid parking on the grass, and do not move our pot plants.
• If you require storage of your trailer/s –let us know in advance so we can make arrangements with you
• No car washing on site is permitted at any time.
• All Park speed limits must be adhered to at all times – there are children and elderly walking around.
• Please be mindful to keep noise to an appropriate level.
